on-site stormwater detention policies

Posted 400 days ago

I've been doing some online research regarding this topic as we recently built a home and are required by council to provide onsite stormwater storage to detain 35,000 litres. ( To meet the requirements of the Upper Parramatta & Hawkesbury River catchment Authority-which I believe has now become non-existent.) We've managed to delay the process for over 2 years due to the exhorbitant costs we were quoted, but mainly because it didn't make sense to me to have this huge underground concrete "pool" which could not be used.I know things are slowly changing, and I'm aware of the Atlantis drainage cells referred to by Don in his magazine & show, but I'm wondering how councils are placed with regard to these systems and/or if anyone is aware of any research or facts or figures I can arm myself with when I visit council. A neighbour also mentioned that pre-fab concrete tanks are available- but for this capacity??? Anyone have any helpful info??
regards, Elle

Elle,
On site detention is required to control the volume of water discharging from your property into a council or authorities stormwater system be it a pipe system, watercourse or creek etc.
They require the developer to do this because mostly their infrastructures can not cope.
You can retain part of your 35,000ltrs for what is called Harvest Water which is used to water or irrigate gardens. It can also be used for toilet flushing, car washing etc.
When you submitted your Develpoment Application to Council you should have submitted a Stormwater Management Plan produced by a qualified Hydraulic Consultant, if not contact me and I'll send you the names of some good Consultants or if you like you can look them up in the Yellow Pages under Hydraulic Consultants.
You must have quite a large catchment area for the Council to require 35,000ltr storage.
I would be very surprised if Council wavered the Detention requirements.
